-THE LAKE (from the website of the Association communautaire du Lac Malaga): 'Lake Malaga is approximately 1.5 km long. It has a surface area of 22 hectares and is at an altitude of 291 metres. It is a headwater lake (without tributaries). It is fed by underground springs and runoff water. According to the annual analyses of the RAPPEL organization, the quality of the lake's water is excellent for swimming and water activities.' Motor boats are prohibited in order to preserve the tranquility of local residents and the quality of the lake and its shores.
-THE LOCATION: Only 1 hour from the Samuel-de-Champlain Bridge and a few short minutes from Highway 10, this area is very popular for its ease of access year-round and its proximity to all the major attractions of the Magog region and Mont Orford National Park.
-THE NEIGHBORHOOD: A single private road circles Lake Malaga. There is a mix of year-round residents and vacationers. The residents are respectful of the neighborhood, the environment, and the exceptional quality of the lake.
-THE LAND: The property sold here was (probably) one of the first lots built (if not the first). It is easy to understand why when you see the lake, along its entire length, through the trees. A pruning operation (in respect of nature) would restore the exceptional panorama that made this lot one of the first to be chosen at the time. With an area of 22,668 sq. ft., the intimate and wooded lot offers an appreciable shoreline of 102.43 sq. ft. with a dock on piles and a platform placed on the shore.
-THE COTTAGE: Originally built around 1952 and in the same family for almost 50 years (1976), this rustic chalet was enlarged in the 80s. With its unique character, it is one of the rare cottage that has retained its authenticity; carpets and linoleum, large central fireplace, wood kitchen, camper toilet... in short, everything is in place to get away from modern life! But for those who would like an update, the potential is definitely there and the location is worth the investment!
-THE PRICE: The asking price takes into account the updates to be planned and the renovations required to bring it into line with the expectations of potential buyers. The roof was redone 3 years ago, part of the chalet rests on a poured concrete foundation and the original section would be on a concrete block foundation. The exterior cladding is made of healthy wood siding and the windows and doors still do their job. The central brick chimney appears to have undergone an upward movement which would have caused a slope in the upper floor. Apart from this element (and perhaps a toilet to be planned), everything is functional and ready to use!
-Due to the age of the construction, the sale is made without legal warranty of quality, at the buyer's own risk.
