-Notarized access to Lac Simoneau just down the street. Lake Simoneau is a navigable lake (at low speed) giving access to 3 other bodies of water forming the famous Chain of Lakes (Lac Bran de Scie, Lac des Monts and Lac Leclerc). The access easement consists of a right of way to access the lake. It is not possible to moor or store a boat on land giving access to the lake.
-The upper part of the land offers a view potential and is accessible with its regulatory frontage of more than 100 meters on Chemin Simard. The part at the bottom of the land offers great maple potential and a frontage of more or less 38 feet on Chemin de la Chaîne-des-Lacs.
-The part at the bottom of the land has more or less 10% cherry trees, 10% plains and poplars, and 80% mature maples (25 to 30 meters high). This distribution is similar on the upper portion of the land which also includes a small section of conifers.
-The property is in the RL-171 zone of the Township of Orford and the permitted uses include the construction of an isolated single-family dwelling, intergenerational housing, a home services office, maple syrup production and silviculture (maximum of 20% of commercial stems for forestry).

2) SUBJECT on the original lot number 962 cadastre of the Canton of Orford to an easement in favor of Hydro-Québec under the terms of a deed executed under private signature on April 14, 1972 and published in the registry office of the rights of the registration division of Sherbrooke on April 24, 1972, under number 182485.
3) A water drawing easement for an artesian well and pipe located to the southeast of the lot sold (at the edge of the gravel road) in favor of the neighboring lot 6 431 534 (easement more fully detailed in the deed registered under number 26 478 020).
-The following two notices must appear on the deed of sale: 1) prohibition of hunting with firearms on the land.
2) ban on installing a powerful sentinel-type light fixture on the ground (protection of the starry sky).
The BUYER undertakes to have these prohibitions assumed by any subsequent purchaser.
