The futur puchaser undertakes as much as for the futur not to take or sell sand, stone or gravel coming from the said property, the extraction of which could deteriorate the immovable;

The erect on the immovable one and only one single dwelling house, to measure at least twenty feet by twenty-four feet, galeries not included, and said dwelling house have exterior walls of a suitable materials (like: stucco, stone, shingles or bricks) other than paper, suitability painted of otherwise finished; said dwelling house to be erected at least twenty feet from the street line and other public way in conformity with any municipal by-law and also not less that fifteen feet from the lateral lines;

The futur purchaser understands that the property forms a part of bird Sanctuary, under the Migratory Birds Convention Act and have to agree that he will observe the laws and regulations relating to such s Sanctuary and will not in any way oppose to its establishement and maintenance;

The futur purchaser shall not erect or build or permit construction, erection or maintenance of a butcher shop, fox ranch, chicken house, dependancies giving odors and/or smoke or causing other nuisances, stable, pigsty, soap or glue factory, tannery or other factory, kind of business or commerce of any kind;

The future purchaser agrees not to keep any animals under the presently sold property, with the exception of domestic pets.
